services

These services encompass various stages of the architectural process, from initial concept development to project completion, ensuring that client goals are met effectively and efficiently while adhering to relevant regulations and standards.

Architectural Design

This involves conceptualizing, planning, and designing buildings and structures according to client requirements, site conditions, and regulatory constraints. We assist clients in defining spatial requirements, functional needs, and preferences, and translate these into spatial layouts and floor plans. These floor plans are submitted to the client for approval. We provide 3D renders to enable the client to visualize how the project will appear in reality.

Project Facilitation

As the architect we can oversee the construction process, ensuring that the design is executed according to plans and specifications. We visit the site regularly to monitor progress, address any issues, and coordinate with contractors and subcontractors.

Liaising with Builders and Construction Team

As your architect we can act as intermediaries between the client and the construction team, communicating design intent, resolving conflicts, and ensuring that construction meets quality standards and timelines.

Coordination with Interior Designers

We collaborate with interior designers to integrate interior spaces seamlessly with the overall architectural design.

Engagement with Suppliers

We can assist you in selecting materials, finishes, and fixtures for your project, coordinating with suppliers to procure these items and ensure they meet design specifications and budgetary constraints.

Collaboration with Engineers

Our team work closely with structural, mechanical, electrical, and other engineers to integrate engineering systems with the architectural design, ensuring structural integrity, functionality, and sustainability.

Submission of Building Plans to City Council

We prepare and submit building permit applications and construction documents to regulatory authorities, such as city councils or municipal planning departments, ensuring compliance with building codes, zoning regulations, and other legal requirements.

Liaison with Town Planning Authorities

In cases where projects require approval from town planning or urban development authorities, we facilitate the approval process by preparing necessary documents, addressing concerns, and advocating for the project's compliance with planning regulations and community objectives.

Engagement with Environmental Affairs

We collaborate with environmental consultants or agencies to assess the environmental impact of proposed projects, incorporate sustainable design principles, and obtain environmental clearances or certifications.

Feasibility Studies and Site Analysis

Prior to initiating design, we conduct feasibility studies and site analysis to evaluate site conditions, constraints, and opportunities, informing design decisions and project planning.

Budgeting and Cost Estimation

We assist clients in establishing project budgets, providing cost estimates for design and construction services, and advising on cost-saving strategies and value engineering options.

Quantity Surveying

Estimate and monitor construction costs, ensuring projects are completed within budget and to the client's specifications.

loom

Loom Architecture Studio is constantly researching and reviewing latest trends in digital technology and software. The practice utilizes a broad platform of software tools in order to take the building process seamlessly from concept to production. Our 3D rendering software allows you to plan and visualize your designs before going to site.

This initial phase involves understanding the client’s needs, objectives, and constraints. It includes defining project goals, assessing site conditions, establishing budgets, and creating a preliminary project schedule.

Payment received. Commencement of project.

  • Objective: This phase focuses on understanding the client’s vision, goals, and functional requirements for the project.
  • Activities: Brainstorming sessions, site analysis, preliminary sketches, and initial design concepts are developed.
  • Deliverables: Conceptual sketches, and rough 3D visualizations to illustrate design direction.
  • Objective: Refining the chosen concept into a more detailed and coherent design.
  • Activities: Developing floor plans, elevations, and sections with more accuracy and detail. Material selection and integration of structural and MEP (mechanical, electrical, plumbing) systems are finalized.
  • Deliverables: Detailed drawings, 3D models, and material samples reflecting the proposed design intent.
  • Objective: Preparation of drawings and documents required for regulatory approvals and permits.
  • Activities: Finalizing drawings to meet local building codes and regulations. Coordination with consultants (structural engineers, MEP engineers) for necessary documentation.
  • Deliverables: Completed drawings and documents ready for submission to the relevant authorities for approval.
  • Objective: Supervising and coordinating the construction process to ensure that the design intent is realized accurately.
  • Activities: Regular site visits, coordination meetings with contractors and subcontractors, addressing any design clarifications or modifications, and ensuring compliance with drawings and specifications.
  • Deliverables: Monitoring progress, resolving on-site issues, and ensuring quality control throughout the construction phase.
  • Objective: Assessing the completed project to ensure it meets quality standards and contractual requirements.
  • Activities: Conducting final inspections to verify that all elements of the design are executed correctly and that the project meets regulatory standards.
  • Deliverables: Issuing certificates of practical completion, compiling record drawings, and ensuring all necessary documentation for handover is complete.
